Why should I use Ohio Rental Managers vs. Property Management?

 

 

There's a few reasons to consider; 1). No monthly commission fee 2). No escrow account required for maintenance & repairs.  3). We arrange for tenants to pay owners directly via online, ACH, credit/debit card.

What happens if I need a late rent payment or 3-day eviction notice posted?

Submit a Notice Delivery request online or via email: contact@ohiorentalmanagers.com. Once we received your request, we'll submit invoice for payment.  After payment is received, the notice will be posted at the property and a photo taken for confirmation.  Within 24 hours of posting the notice, you'll receive confirmation email for your records. 

What happens if an owner needs to appear for an eviction court hearing?

We handle your evictions from start to finish.  This includes our attorney filing the eviction, appearing in court along with our court liaison acting as your authorized representative for court hearings. This saves you time and you don't need to show up for court to evict a tenant 

Why do we offer "a la carte" services?

It saves our clients time and money!!  With the "a la carte" services, you only pay for what you need and there's no commitment.  "A La Carte" services offer a unique and inexpensive option to managing your property.

How would owners collect rent payments?

We arrange for tenants to make rent payments by the 1st of each month.  The online rental payment service allows owners to directly collect rent payments from tenants by electronic debit/ACH, direct deposit or credit/debit card. This means fewer late payments and no more waiting on a check from the management company.

Why do I need to sign an Owner Authorization agreement?

This agreement give us the right to provide services on the owner's property and if needed, the right to act as authorized representative for designated court hearings, along with Owner’s attorney.  We need the owner's written authorization (per Ohio Law) before posting notices, making repairs, or any other services regarding the property. 

How does your company handle maintenance/repair issues?

Tenants can call, text, email, or submit an online request for our 24hr maintenance service.  Once the request is received, we contact the owner and get estimates for the repairs. After the owner approves the quote and submits payment, the repairs will be completed immediately.

 

Our company has a network of licensed, bonded and insured contractors who have already been evaluated for good pricing and quality work. This saves you the hassle of finding contractors on your own.

 

 

 

I own property in Cleveland, but live outside the U.S., can you help?

Yes. We help customers that live outside Ohio and international who own property in Cleveland and the surrounding cities.  We can communicate by phone or email regarding your property needs. 

My property is vacant. Can you find a tenant and get it rented?

Yes. Tenant Placement services are available.  We network with local expert Realtors who can list, market and get  your property for rented FAST! Tenant Placement may include initial rental evaluation, photos, professional ad, distribution of that ad to the top real estate websites, showings, tenant screening, and document preparation, Call or email us for more details.

 

Are there any costs to sign up with Ohio|Rental Managers?

Yes, there's a one-time account setup fee for Single Family Residential, Duplexes & Triplexes/Multi-Family (2-3 units) and Quadruplex/Multi-Family (4 units).  Contact our office for more details.
